Dear South City Residents,

 

SCMC is happy to inform you all  that the takeover process is

proceeding smoothly, despite some small hiccups here and there on the

first day..

 

Yesterday, that is on June 30, 2013, SCMC paid Rs 50 lakhs to L&T as

per the order of the Hon'ble High Court. SCMC has thus discharged its

first major responsibility of honouring a commitment  made to the

court by SUGRUHA on behalf of our community. Please find attached a

PDF copy of the letter of transmittal. Needless to say, it has given

tremendous confidence to SCMC and enhanced our community's

credibility.

 

Today, we took over maintenance responsibility with the assistance of

our new facility manager JLL. JLL conducted a puja in the maintenance

office in B8 basement.

 

Over the past 15 days or so, several volunteers  conducted detailed

inspection of various maintenance related infrastructure/ practices of

our complex, along with experts from JLL and L&T's representatives.

 

The coverage include i) All electrical installations- DG sets,

electrical panels, transformers, elevators etc ii) All fire safety

infrastructure in each floor and each block and common areas iii)

Water supply, STP, sewage disposal  and storm water drainage  iv)

street lighting and landscaping v) security deployment  vi)

Housekeeping and garbage disposal Vi) solid waste management. Vii)

Status of various terraces

 

Today, while taking over from L&T , SCMC.has handed over all the above

detailed inspection reports with the demand that L&T rectify

deficiencies as soon as possible. We are hopeful L&T will do so.

of the above inspection reports may do so at the office of SCMC in our

Club House (the small room next to SUGRUHA office)

 

 

SCMC has also obtained the necessary PAN and Service tax registrations.

 

We have also finalized the arrangements for water tankers, and signed

contracts for AMCs with ThyssenKrupp and Mitsubushi  for their

elevators. We will be signing up Kone and Otis by tomorrow.

 

SCMC would like to place on record the contributions of several

volunteers, though we are bound to commit the sin of some inadvertent

omissions:

 

1. The team which assisted Mr. Sathyamurthy  in handling collection of

ad hoc maintenance charges- Messrs. Prasad, Deshpande, Mukesh, Anant,

Shana, Suchetna, Lalitha, Sapana, Trishna, Rama, Simmi, Venkat and (we

are sure) some family members of Mr. Sathyamurthy. As per our

guestimate, by thisafternoon, cumulative collections must have crossed

the Rs 2 Cr mark. Our next big payment will be the quarterly advance

for the AMC of all elevators- roughly about Rs 20 lakhs for July,

August, September.. We have also begun putting money in FDs to earn

additional interest.

 

2. Ganesh and Lalitha for their 'door to door' delivery service for

PAN/ Service Tax registration, including filling and filing of several

forms!

 

3. Messrs. M.J. Rao, Raffi,  Bhattacharya, Subramainan, Deshpande,

Mittal, Seshadri, Suchetna, Sapana and others  for assisting us  in

conducting inspections and briefing JLL on current practices

 

4. We had also kept a group of volunteers on standby in case of any

urgent need. Mercifully, we had no occasion to call on them.

 

Over the next few days, we will be sharing more information like

estimated costs, Help Desk, expected contribution from residents in

preparing / monitoring SLAs etc.

 

Though we tried our best to reemploy as many security and housekeeping

personnel through our new service providers, even those who are

otherwise willing are under pressure from their current employers..

Thus, there are bound to be some teething problems- especially in

Security and Housekeeping.
