Sub: Ad-Hoc Maintenance Charges for September-November 2013  

Dear Fellow Residents,

As already intimated in advance by us in our email notification of Aug 11, 2013, please find below the detailed instructions on the ad-hoc maintenance charges payable for the quarter September-October-November 2013.

 This circular contains important information requiring action.  The primary responsibility for compliance rests with the occupant of the apartment.  Depending on the agreement/understanding between the tenant and the owner, kindly ensure that this is brought to the attention of the person responsible and that action is taken promptly.

 Ad Hoc Maintenance Charge

 1. The Ad hoc Maintenance Charge payable for the quarter September-December 2013 is:

 Area of flat (as in sale deed) x Rs. 2.75 x 3, rounded up to the next higher Rupee. 

  1. The last date for payment without incurring penalties is: Monday, 16th Sep 2013. 
  1. SCMC will start accepting cheques/D.D from Monday, September 2,1013 
  1. Two modes of payment are available: Cheque /D.D./ NEFT. Detailed instructions are given below. SCMC regrets its inability to accept payment by cash under any circumstances. 
  1. No part-payments please:  SCMC’s experience with part-payments in the last quarter has been horrendous and therefore we REQUIRE owners and residents to pay for the entire quarter by a single payment in advance.  Kindly note that:

                   a. Part/monthly payments /post-dated cheques etc. will not be accepted. 

    1. SCMC will treat such cases, if any, as late payments attracting penalties from day 1 as explained in Para 3 below.  Penal charges will be recoverable on the full amount, i.e., the maintenance dues for the entire quarter. 

SCMC regrets any inconvenience that might be caused to residents as a result of the discontinuance of the part-payment option.

Payment Alternatives 

  1. By A/C payee cheque, payable at par at Bangalore 

 

    1. Drawn in favour of 'South City Maintenance Committee'. Please do not use any abbreviations such as SCMC etc. 
    1. Kindly handover the cheque to the Property Management Office of JLL at the ground floor of the Old Club House on all days between 9 AM and 6 PM. 
    1. Please collect acknowledgement for receipt of the cheque immediately
    1. Payments after 16th September 2013 will have to be by a single cheque covering both maintenance charges and penalty for late payment.  
    1. On the reverse side of the cheque, please write the following in CAPITAL letters:  Apartment Number, “Sept-Dec 2013”, your name,  Intercom (preferable) or contact Phone Number. 
    1. Please fill up a slip containing the following data and submit it along with your cheque. Printed copies of this data sheet will also be available at the JLL office.

    1. Kindly note that as per RBI regulations: 

                                                              i.      Over-writings and striking off of any words or figures will render the cheque invalid. 

                                                            ii.      Mutilated cheques, e.g., torn off in an irregular fashion from the cheque book, are invalid 

    1. Please do remember to sign the cheque. 
    1. Each cheque should cover payment for only one apartment

The Apartment format should strictly be as shown and not in any other manner as otherwise remitter’s identity may not be easily traceable by SCMC.
To stress; Apartment 0001 in B10, should be written ONLY as 0001B10 and not, repeat NOT as B10-0001 etc.
 

Residents and owners are requested to exercise utmost care especially in correctly mentioning SCMC’s Bank Account number. Needless to say, the slightest error will result in the amount being credited to someone else’s Account.

This will enable us to credit the remittance to your Apartment Account.

Penalties for late payment 

a)      Penal interest @ 2% per month or part thereof, rounded up to the next higher rupee, on the total amount payable for the quarter, subject to a minimum of Rs 300 per month or part thereof. 

b)      In addition, if payment is not received by September 30, 2013, the DG power support will be discontinued. DG support will be restored only after the dues are paid with penal interest as above, with an additional DG Reconnection Charge of Rs 500/- 

c)      If payment is not received by October 15, 2013, no more maintenance services will be provided to such apartments. 

d)     SCMC will be shortly approaching the Court for instructions on how to enforce compliance from those who are yet to pay the maintenance charges for June-July-August 2013.
